How to Choose a Roofing Company in Vaughan: 10 Questions to Ask

What to ask, what to look for and the red flags to avoid before you sign a roofing contract.

Roofers wearing safety harnesses installing underlayment and shingles on a sloped roof

Your roof protects everything under it, so the company you hire matters as much as the shingles you choose. Whether you live in Woodbridge, Maple, Kleinburg or Concord, here are the questions we recommend asking before you hire a roofing company in Vaughan or anywhere in the GTA. A good contractor will be happy to answer every one of them.

In short: choose a local, insured roofer with a real address, verifiable reviews, manufacturer certification, a detailed written quote and clear warranties on both materials and labour.

10 questions to ask before you hire a roofer

1. Do you have a local address and phone number?

A local company is easier to reach when you need warranty service. Roofing Pros is based at 9131 Keel Street in Vaughan and serves the whole GTA. You can always reach us at 905-252-PROS (7767).

2. Are you insured, and can I see proof?

Ask for a certificate of liability insurance. In Ontario, you can also ask the contractor for a WSIB clearance certificate, which shows their workplace insurance is in good standing. Without it, you could be exposed if a worker is injured on your property. Roofing Pros is fully licensed, bonded and insured.

3. Are you certified by a shingle manufacturer?

Manufacturer certification means the crew has been trained to install that brand’s roofing system properly, and it can give you access to stronger warranties. Roofing Pros is a GAF certified contractor. You can learn more on our about page.

4. What warranty do I get, and what does it cover?

There are two types: the manufacturer’s warranty on the materials and the contractor’s warranty on the labour. Ask for both in writing, and ask how long each one lasts.

5. Will you give me a detailed written quote?

A good quote lists the shingle brand and line, underlayment, ice and water protection along the eaves, ventilation, flashing, tear-off and disposal, and how damaged roof boards will be priced. Be careful with quotes that are only one line long.

6. Will you remove the old roof?

We recommend a full tear-off for most roof replacements. It lets the crew check the roof deck and replace any rotten boards before the new roof goes on.

7. Who will be on my roof, and who is in charge?

Ask whether the crew is the company’s own trained team and who your point of contact will be during the job.

8. Can I see recent work and reviews?

Look at photos of real local jobs and read reviews from homeowners. Browse our roofing portfolio and customer testimonials to see the kind of work we do.

9. How do you protect my property?

A professional crew protects landscaping, windows and siding, uses a disposal bin for old materials and cleans up nails with a magnet at the end of each day.

10. What happens if you find more damage?

Hidden damage, such as rotten roof boards, is common on older homes. Ask how it will be priced before the job starts, so there are no surprises on the final bill.

Red flags to watch for

  • Door-to-door “storm chasers” who pressure you to sign the same day
  • A large cash deposit before any work is scheduled
  • No written contract, no address and no proof of insurance
  • A price far below every other quote, often a sign of skipped steps or materials
  • Vague answers about warranties

Frequently asked questions

How many roofing quotes should I get?

Two or three detailed quotes are usually enough to compare materials, scope and warranties. Compare what is included, not only the final price.

Do I need a permit to replace my roof?

In Toronto, the City says a building permit is not needed to replace existing roofing material if no structural work is required. Rules can differ between municipalities, so check with your local building department or ask your roofer if structural changes are planned.

Is the cheapest roofer a good choice?

Not usually. A low price can mean missing ice and water protection, poor ventilation or no tear-off, which can shorten the life of your roof.
