Roof Repair vs. Roof Replacement: How Ontario Homeowners Can Decide

The signs, the rules of thumb and the questions to ask before you spend money on your roof.

Water stains on the ceiling, a few shingles in the yard after a windstorm, or a roof that simply looks tired: sooner or later every homeowner in Ontario asks the same question. Should I repair my roof or replace it? The right answer saves you money and protects your home. The wrong one means paying twice. Here is how the team at Roofing Pros helps homeowners in Vaughan, Toronto and across the GTA make that call.

Quick answer: Repair when the damage is small and limited to one area, and the roof still has years of life left. Replace when the roof is near the end of its life (most asphalt roofs last about 20 to 25 years), when damage is spread across the roof, or when leaks keep coming back after repairs.

When a roof repair makes sense

A professional roof repair is the smart choice when the problem is isolated and the rest of the roof is in good shape. Common examples:

  • A few missing, cracked or lifted shingles after a storm
  • A small leak around a chimney, skylight, vent pipe or wall flashing
  • Damaged flashing or worn sealant around roof penetrations
  • Minor damage in one section of a newer roof

If water is already coming in, act quickly. Our roof leak repair team finds the real entry point, which is often several feet away from the stain on your ceiling, and fixes the cause, not just the symptom.

When roof replacement is the better investment

Repairs stop making sense when you are patching a roof that is failing everywhere. A full roof replacement is usually the better value when you see:

  • Age: the roof is 20 years old or more, or it was installed over an older layer of shingles
  • Curling, cupping or cracked shingles across large areas
  • Heavy granule loss: bald spots on shingles or lots of granules in your eavestroughs
  • Repeat leaks in different places, year after year
  • Sagging roof deck or soft spots when walking on the roof (a sign of rot that needs immediate attention)
  • Daylight or moisture in the attic, or mould on the underside of the roof boards

The 30% rule of thumb

Many roofers use a simple guideline: if more than about 30% of the roof needs work, or the repair quote is getting close to a third of the cost of a new roof, replacement is usually the better long-term choice. A new roof also resets your warranty clock. As a GAF certified roofing contractor, Roofing Pros installs complete roofing systems backed by manufacturer and labour warranties, which a patch on an old roof cannot offer.

Why Ontario weather matters

Roofs in the GTA work hard. Freeze and thaw cycles open small cracks, wet snow sits on the roof for weeks, and ice can build up along the eaves and push water under the shingles. A small problem in October can become a ceiling leak by February. That is why we recommend fixing damage before winter, and booking a roof inspection if you are not sure how much life your roof has left.

What about flat roofs?

The same logic applies to flat and low-slope roofs on homes, garages and commercial buildings. Small blisters, open seams or a single leak can often be handled with flat roof repair. If water is ponding across large areas, the membrane is brittle, or the insulation below is wet, a flat roof replacement is usually the safer choice.

How we help you decide

When you call us, we start with an honest assessment, not a sales pitch:

  1. Inspection: we check the shingles, flashing, vents, eavestroughs and, where possible, the attic.
  2. Clear explanation: we walk you through what we found so you understand the problem.
  3. Clear options: if a repair will do the job, we tell you. If replacement is the better value, we explain why.
  4. Free estimate: you get a written quote, and financing is available for larger projects.

You can see examples of both repairs and full replacements in our project portfolio.

Frequently asked questions

Can I put new shingles over my old roof?

It is sometimes possible, but we rarely recommend it. A second layer adds weight, hides damage in the roof deck and usually shortens the life of the new shingles. A full tear-off lets us inspect and repair the deck before the new roof goes on.

Is roof repair covered by home insurance?

Sudden damage, such as wind or a fallen tree, is often covered. Wear and tear from age usually is not. Check your policy and take photos of the damage before any work starts.

How long does a roof replacement take?

Most single-family homes in the GTA are completed in one to three days, depending on the size of the roof, the weather and any deck repairs needed.
