Broken or missing shingles

High winds and heavy rains can damage or remove your shingles. You can visually check for missing shingles by seeing if there are any missing or different hued patches.

Age of roof

Over time, roofing material can weaken. Harsh weather and exposure to sunlight can also lead to the deterioration of your roof, making it easier for water to sneak in. The sooner you repair roof leaks on an aging roof, the better.

Chimney

Water can trickle in through the chimney and find even the smallest crack or hole to seep into. Water may also pool at the base of the chimney in certain cases.

Excess moisture and Holes

Improper installation of gutters can lead to draining and pooling issues, causing leaks. Holes. Holes in the roof can be caused by falling tree branches or items installed on the roof, such as a satellite dish.

Roof leak repair begins with roof leak detection. It’s important to note that water leaks have a way of being incredibly deceptive. The spot where you see water and stains may be some distance from the actual roof damage.

A certified roofer knows the tricks that water can play, so don’t risk climbing onto your roof and searching for the source yourself.

When locating a leak, remember that water can’t run uphill, so leaks on a pitched roof cannot be below where you see evidence of a leak. Water can enter through exposed nail holes or an area with missing shingles, traveling over old layers of roof and roofing felt until it reaches a gap or tear that allows it to penetrate to the roof deck.

It has been said that maintenance and prevention is worth its weight in gold. Discovering issues early or before they even happen can save us so much time and aggravation. Since it can be agreed upon that notion is true, after enduring a large storm and violent weather, it is wise to check things over and see if any damage was caused by the storm. Some inspections you could do quickly to confirm if damage occurred or not;

  • Take a walk around the perimeter of your property to perform a visual inspection. Is anything laying on the ground? Roofing shingles, exterior siding and fascia capping are building materials susceptible to wind damage. Often times, you can’t see all of your house from the ground, so finding debris is a clear sign something went wrong.
  • Next, inspect if anything around the exterior of the house look loose? Roofing shingles flipped over, loose hanging siding and flashings are all signs that these materials lost their fasteners and need to be properly secured or repaired. They are not ‘water-tight’ and can lead to water damage inside the house.
  • It’s always a wise to check your attic. With a flashlight, look at the wood sheathing and the rafters for signs of water intrusion. It’s possible that some water reached inside the attic but was not enough to stain the ceiling or drywall underneath.
  • A very important step, is to inspect all rooms in your house for signs water intrusion. Small closets or storage rooms can go undetected if you are not thorough in inspecting them after a bad storm. Consequently, days or weeks can go by while the leak gets worse.
  • Lastly, if you discover any signs of potential damage, call the pros at Roofing Pros! Major Cause of Hidden Damages

Even when the outside temperature is well below freezing, if the temperature in your attic is above freezing, the snow on the roof will likely melt. When it does, the snowmelt runs down the roof and hits the colder eaves and it refreezes, especially if the temperature drops again.

Over several days this cycle will repeat and the freezing snowmelt builds up and forms a dam of ice.  While it might look pretty, with dangling icicles hanging from the gutters, behind the ice, water can build up into “ponds”. The accumulated water can then back up under the roof covering and leak into the attic or along exterior walls.

Prevent Mold & Wood Rot

Finding the origin of a leak when the underside of your roof is hidden, such as with cathedral or vaulted ceilings, is a real challenge. Water can travel many feet from where it enters before showing itself. With drywall or paneling on the ceiling, it may travel even further. A small leak may not even be noticeable except during prolonged rain fall, but that doesn’t mean it’s harmless. Moisture inside the roof assembly can degrade insulation and promote the growth of mold and wood-rotting fungus.

With substantial leaks, you will see discoloration on your ceiling. On a horizontal ceiling, water may pool and saturate the drywall. If you see this happen, puncture the saturated area with a pencil and allow the water to drain into a large bucket until you can repair the roof. If the leak cannot be found by inspecting the roofing, a sizable section of drywall will have to be removed to pinpoint its location. Once the leak has been located, certified inspectors will measure from reference points, such as a chimney and the ridge, so they can transfer the leak location to the roof.

Unused equipment on your roof is usually the source of roof leaks. There are temporary fixes that will help to eliminate costly spring repairs, including frequent snow removal, the use of tarps and the application of temporary materials to stall or stop an active leak.
